I will write this assuming that the reader does not know a great deal about Limousin.
The house was built some time ago, not sure when. It has 3 bedrooms if you count the room off the kitchen/lounge, I think nowadays it would be classed as a study. It has a very nice oak staircase leading to 2 bedrooms and a newly constructed bathroom with bath/ shower. There is a very large attic.
There are 2 barns, not attached to the property but about a meter away. They are both constructed of stone. The first barn is set up to be used as a stable and you enter into the stable, there is a door through into what is used as a feed store and then above there is a newly boarded hay loft. The dividing panel can be easily taken down to provide a bigger space.
There is a second barn that has almost been rebuilt and has a new roof can be used as a wood store as it is now or perhaps the opening can be made bigger and it could be used as a garage.
The house is accessed via a private track which belongs to the property. No passing traffic, nearest neighbours are an English couple who have a holiday home.
There is a large back garden with stunning views over the countryside.
The house is on mains drains and mains water. Wireless internet is also available. No idea how quick it is but you can video on skype with no problems. UK TV works fine and there is a dish on the wall.
The house is located in 87190 in a small hamlet about 5km north of Magnac-Laval which is a commune in Haute-Vienne which is in Limousin. In my opinion all Limousin is not the same, Creuse (23) can be very cold as can some parts in the South East Limousin. 87190 is near department 86 and 36, so enjoys a better climate.
Magnac-Laval has all the facilities that you will need, supermarket, bakers, banks, English run cafes, French run cafes and post office as well as doctors and a hospital. It is about 50 km from Limoges airport where there you can fly to a number of destinations in England via ryanair. Le Dorat is also very close and there are numerous lakes and walks nearby.
I will attempt to answer all the questions;
1. Is the price fixed? No, we don`t know what it is worth and will listen to offers, worst we can say is no.
2. Why are you moving? My partner has a house and I am moving in with her.
3. What are the neighbours like? Very pleasant, there are only a few houses but there is a mix of French and English.
4. Schools? The school bus comes through the hamlet.
5. What needs to be done? Painting, not painted much in the inside of the house, I wanted to leave that do the new owner, but I will crack on with paining in cream, there are a couple of pipes that need to be boxed in. You can live in the house, there is hot water via new water heater, and TV and phone (see above.)
6. Medical facilities, we found it easy to register with a doctor and found the service to be good.
7. Weather? A lot warmer than England.
8. Viewings? Will only discuss price with people that have seen the house, I have a couple of names of people that have gites to if you are flying over or driving (6 hours from Calais) I will be able to find you somewhere to stay.
9. Heating? We have a wood cuisinere (gas cooker as well) and electric radiator in bathroom and weren`t cold last winter.
10. Roof? Roof has been replaced and is as good as new no nightmares
11. Insulation, Loft has been insulated. It`s a good size so extra rooms could be made up there.
12. Notaire? Buyer pays all the fees (we did) and they are in magnac-laval.
13. Cant think of anything else. Any questions click on the link and email me.
14. If I want it what do I do? Pay a 10% deposit to the notaire and it is reserved for you. Not sure of the exact term but nobody else can come and buy it.
